SCOPE OF WORKS

Makeover for a living room and dining room to a semi detached house in Oldham including chimney breast removal and structural alterations.
Works included -

Chimney Breast Removal :
Removal of chimney breast in dining room to underside of first floor level and installation of suitable support. Treatment of exposed brick to prevent damp penetration.
Create Arch Way. (knockthrough) :
Installation of steel beam in partition wall between living and dining room and then knockthrough to create open plan room. Beam seated on padtsones and firelined to suit building regulations.
Plastering :
Over board existing ceilings, partition wall and chimney breast wall and then platering of all walls and ceilings to both living room and dinning room.
Fire Place :
Removal of existing electric fire place and installation of new gas fire place with Oak surround, Cast inner and Polished granite Hearth. New gas supply taken from meter.
Joinery :

New skirting boards, timber window cills and foot cills to french doors throughout both rooms.
Decoration :
Application of 2 coats of emulsion to walls and ceilings to a very high standard of finish, complemented by hanging of wall paper to feature wall and chimney breast.
Floor Preperation & Carpet.
Removal of all existing floor coverings and preperation of floor prior to installation of high quality plush carpet.
Finishing touches.
Hanging of a set of three floating shelves, curtains to living room and blinds to dining room.
A general update of socket fascias and all wires for surround sounds system hidden behind plasterwork furing wor
ks.
